For owners and developers.

Whoever bids your job, a general contractor or your own subcontractors, prices what the documents say. Where the drawings and specifications disagree or leave something out, the decision gets made in the field, and you pay for it. We minimize that by finding those gaps before the job goes to bid.

No architectural specifications?

Many projects go out with drawings only. Engineers often put their specifications right on the sheets, because structural, civil and MEP work is calculated and scheduled. Architectural work usually isn’t: products, finishes, doors and windows, the building envelope, how things are installed, what gets submitted, what is warranted. Without specifications, each bidder makes those choices for you, and each one makes them differently.

What we do for you

Whether you are building a house, a development, or a building to sell or lease, we check your drawings and report what is missing or unclear, in plain terms, before bid. That is the Specifications Coordination Report. Then we write the specifications that go with your drawings. Typical fees for custom homes, ADUs, spec homes, multifamily and shell-and-core work are on the Fees page.
